THE NEIGHBORHOOD
Front porches, dirt streets, and a downtown lakefront that still runs on the original Disney master plan.
THE STORY
Celebration was the Walt Disney Company's foray into master-planned real estate: an entire neo-traditional town built south of the Magic Kingdom on land Disney had held for decades. The architectural code is prescriptive and enforced. Front porches, uniform setbacks, muted paint palettes, and a walkable downtown lakefront give Celebration a coherent look that most master-planned communities do not achieve.
The residential inventory reads in tiers. The historic core (North Village, West Village, Lake Evalyn) carries the earliest Disney-era architecture and the shortest walks to downtown. The Estates section holds larger lots on the community's south side. Artisan Park and Roseville Corner add more recent inventory with the same architectural code. The HOA is unusually strong even by planned-community standards.
Celebration is served by the Osceola County Public Schools district. For buyers, the relevant filter is usually walkability: an address within a golf cart of downtown Celebration trades on a very different logic than an outer-village address that requires a car. Inventory turnover moves with the broader Disney-corridor rental market.
