THE STORY
Dr. Phillips sits in unincorporated Orange County, between Universal to the north and the golf enclaves of Bay Hill to the south. The neighborhood is named for Philip Phillips, whose citrus empire built much of what greater Orlando still trades on today. The residential geography reads in three registers: the Bay Hill and Isleworth-adjacent estates, the mid-century ranch neighborhoods off Turkey Lake Road, and the newer builds along the Butler Chain lakefront.
Sand Lake Road anchors the commercial spine, better known as Restaurant Row for the concentration of white-tablecloth restaurants along a short stretch. Bay Hill hosts the Arnold Palmer Invitational on the PGA Tour each spring; the Butler Chain of Lakes runs along the western edge and pulls a boat-first residential pattern onto its shores. Dr. Phillips was named on Money Magazine's Best Places to Live list.
Dr. Phillips is served by the Orange County Public Schools district. For buyers, the neighborhood offers a narrow slice of Orlando where dining, golf, and lakefront exist at the density of a small European district. Inventory turns over less often than newer submarkets to the south; when it does, established Central Florida families competing with executive relocations set the pace.
