Dellagio is a gated collection of approximately 83 detached houses built by Park Square Homes between 2015 and 2020, in the Dr. Phillips area of southwest Orlando in the 32819 ZIP code. Addresses run along Via Vittoria Way, including 8358 and 8394 Via Vittoria Way, on the north side of Sand Lake Road opposite the Dellagio Town Center.

The floor plans were offered as four models, Carmelo, Calista, Marco and Amaya, ranging from roughly 2,968 to 3,858 square feet, with three to four bedrooms, three-and-a-half to four-and-a-half baths and two-car garages. Construction is stucco and masonry with tile roofs and paver driveways. Lots are zero-lot-line or motor-court configurations rather than conventional side-yard lots, which is why the houses are large relative to the parcels they sit on. Recent resales measured 3,281 and 3,911 square feet and were listed at $1,450,000 and $1,350,000.

The association is mandatory and gated, with buyer approval required. Assessments carry exterior maintenance, the landscaped common areas and a community pool and cabana. We have not been able to verify the current monthly figure, so buyers should request it along with the budget and reserve study before contract.

Dellagio is served by Orange County Public Schools. It suits a buyer who wants a newer, large, low-maintenance house behind a gate rather than an older custom home on acreage.
