Sand Lake Sound Homes for Sale

Sand Lake Sound is a gated Meritage Homes community in Dr. Phillips, planned at 183 homes: 106 townhomes and 77 single-family houses. Meritage acquired the land in November 2017 and homes began completing around 2020, so this is one of the newest addresses in an otherwise long-established part of Orlando.

The plan splits cleanly into two products, and they trade on different terms. Townhomes run roughly 1,600 to 2,000 square feet. The single-family side runs roughly 2,000 to 3,400 square feet, and most of those were designed with direct lake access and docks. Of the 77 houses, 60 carry lake access and 34 have direct frontage onto Little Sand Lake.

That water access is the defining feature. Amenities include lake access, a resort-style pool, observation piers, a canoe launch and a recreational field, and a proposed boat ramp was still before the county as of late 2024, so a buyer should confirm its current status rather than assume it.

Because the whole community completed inside a short window under one builder, construction, systems and finish level are consistent, and a comparison between two listings is usually about lot position and water access rather than build quality.

Sand Lake Sound is served by Orange County Public Schools. For buyers the case is new construction with lake frontage inside Dr. Phillips, which is rare in an area where most stock is decades older.
