THE NEIGHBORHOOD

A gated golf-community pattern on the Colonial TownPark corporate corridor edge.

THE STORY

Celery farmland turned into a gated community in 1985.

Heathrow was celery farmland before it was an address. Jeno Paulucci, the food entrepreneur behind Chun King, grew celery here for his own businesses, and in 1985 he developed roughly 2,000 acres of it into a master-planned community named after London's Heathrow, a British-inspired conceit he chose deliberately.

It is unincorporated, a census-designated place in Seminole County about nineteen miles northeast of Orlando covering some 2.7 square miles, with a population of 6,806 at the 2020 census. It has never become a city and shows no sign of wanting to.

The structure is two parts. The residential side is a guard-gated community of roughly 2,200 homes. The other is the Heathrow International Business Center, an office park that gives the community a working daytime population, and the national headquarters of the American Automobile Association sits here at 1000 AAA Drive.

Heathrow Country Club opened with the community in 1985, an eighteen-hole private course designed by Ron Garl, and golf frontage is its own tier within the gates.

The inventory is consistent by design: predominantly larger single-family homes built from the mid-1980s onward to enforced standards, with villa and townhome product at the entry end and estate lots on the course and the water. Because the acreage was fixed at the outset and the gates define the boundary, supply is effectively capped.

Heathrow is served by Seminole County Public Schools. For buyers the case is a gated golf community with I-4 access and an office park at the door, which is a different proposition from the open subdivisions immediately south in Lake Mary.

Frequently Asked

What buyers ask about Heathrow

What is Heathrow known for?

Heathrow was celery farmland before it was an address. Jeno Paulucci, the food entrepreneur behind Chun King, grew celery here and in 1985 developed roughly 2,000 acres of it into a master-planned community named after London's Heathrow. It is a guard-gated community of roughly 2,200 homes, and the national headquarters of the American Automobile Association sits here at 1000 AAA Drive.

What's the commute like from Heathrow to downtown Orlando?

Heathrow has I-4 access, which is the practical route south toward Orlando, but the more distinctive fact is that many residents do not make that drive: the Heathrow International Business Center sits at the door and gives the community a working daytime population. Tell us where you would be driving from and to, and we will map it.

What types of homes are available in Heathrow?

The stock is consistent by design: predominantly larger single-family homes built from the mid-1980s onward to enforced standards, with villa and townhome product at the entry end and estate lots on the course and the water. Because the acreage was fixed at the outset and the gates define the boundary, supply is effectively capped.

Are there gated subdivisions in Heathrow?

Yes, and it defines the place. The residential side of Heathrow is a guard-gated community of roughly 2,200 homes, so the gate is the boundary of the community rather than a feature inside it. Heathrow Country Club golf frontage and estate lots sit within those same gates, and supply is capped by them.

What's the property tax rate in Heathrow?

Heathrow is unincorporated, a census-designated place in Seminole County, so there is no city rate on these homes. That is not where the cost sits. A guard-gated community of roughly 2,200 homes funds its gates and common areas through assessments, and Heathrow Country Club adds membership obligations. We itemize all of it.

What should I know before making an offer in Heathrow?

This is an association purchase as much as a house purchase. Read the assessment schedule, reserves and architectural standards, since the stock is built to enforced standards and that constrains what you may change. Confirm exactly what Heathrow Country Club membership is required, optional or transferable, because golf frontage and club access are separate questions. Then inspect to the build year, which can be anywhere from the mid-1980s onward.

Which pockets inside Heathrow fit different priorities?

Estate lots on the Ron Garl course and the water carry the top tier inside the gates. Villa and townhome product is the entry into the same guard-gated community. Homes nearest the Heathrow International Business Center work for the office park and the American Automobile Association headquarters. Because supply is capped, the whole community trades on scarcity rather than new inventory.

What outdoor amenities are nearby?

Heathrow Country Club opened with the community in 1985, an eighteen-hole private course designed by Ron Garl, and golf frontage is its own tier within the gates. The community's water features carry the remaining premium lots, and the fixed 2.7 square miles inside the gates keep the whole thing walkable and quiet.
