Orange Tree is a master development of 514 homes in Dr. Phillips, built around an 18-hole golf course between 1976 and 1993. That build window is the first thing to know: this is established Dr. Phillips stock, not new construction, and the mature tree canopy reflects it.

The structure is unusual and matters at purchase. Orange Tree is not one association but three sub-associations under a master: Estate Homes, Golf Villas and St. Ives. Which one a property sits in determines its dues, its rules and its product type, so two listings inside Orange Tree can carry materially different carrying costs.

The recreation centre runs to 5,000 square feet and is owned in common: a swimming pool and spa, four tennis courts, two racquetball courts, volleyball and basketball courts, a tot lot and picnic shelters. The golf course is the organising feature of the street layout, and course frontage sets the top of the local price band.

Position is the other draw. Orange Tree sits roughly 11 miles from downtown Orlando and about 5 miles from Walt Disney World, with Universal directly across from the community.

Orange Tree is served by Orange County Public Schools. For buyers the case is an established golf address in Dr. Phillips at a lower entry point than the newer gated communities nearby, with the caveat that the three sub-associations are worth comparing before choosing between listings.
