Summerfield Neighborhoods: What to Know Before You Look

Summerfield sits in southern Marion County, south of Ocala and near the Lake and Sumter county lines. It is a smaller market than Ocala proper, and the residential options divide along one line that matters more than any other: whether a community is age restricted.

Age restricted communities: a note on eligibility

Several of the largest communities in and around Summerfield are legally age restricted. That is a binding eligibility requirement, not a description of who happens to live there. If a household does not meet the community’s age criteria, it cannot purchase there.

We flag this up front because it determines which listings are available to a given buyer, and because the criteria and the documentation vary between communities. Ask for the community’s current written age policy before you tour. Do not rely on a listing summary, ours included.

Del Webb Spruce Creek Golf and Country Club

An age restricted community with a golf course and a substantial amenity package including pools, a fitness facility, and organized clubs. Homes are generally single story with low maintenance exteriors. It is one of the largest of the age restricted options in the immediate area.

Stonecrest

Also age restricted, gated, and located minutes from The Villages. It has its own golf facility and an active calendar. Buyers frequently compare it directly against The Villages, and the practical differences tend to come down to fee structure and scale rather than lifestyle.

Spruce Creek South

A smaller age restricted community, generally lower priced than Del Webb, with a quieter profile and a more modest amenity set.

Communities without an age restriction

Not all of Summerfield is age restricted. There is conventional residential inventory in the surrounding area, including acreage parcels and smaller subdivisions in unincorporated Marion County. These carry no eligibility requirement and generally lower association costs, with correspondingly fewer shared amenities.

What living here is like

Quiet, low density, and oriented toward outdoor recreation. Ocala is close for shopping and medical services. Gainesville and Orlando are day trip distance. The surrounding Marion County landscape is horse country, and that shapes the character of the roads and the open land considerably.

Schools

Summerfield addresses are served by Marion County Public Schools. Verify assignment by address.

Practical checks

Association fees vary widely between these communities and cover very different things. Get the current fee schedule and what it includes in writing.

On acreage parcels outside the subdivisions, expect well and septic. Test both.

Confirm the county line. Properties near the southern edge can sit in Sumter or Lake County, which changes taxes and services.
