Davenport: Primary Homes and Short Term Rentals

Davenport is unusual among Central Florida markets because two very different buyer types compete for overlapping inventory. Understanding which market a given property belongs to is the first thing to get right.

The Four Corners context

Davenport sits in northeast Polk County near the point where Polk, Osceola, Orange, and Lake counties meet, roughly 20 minutes from the Disney property. That proximity produced a large concentration of short term rental communities, and it is the defining feature of this market.

The two markets, side by side

Some Davenport communities permit short term rental. Others prohibit it. The physical homes can look nearly identical, and they are not the same asset.

Short term rental communities tend to carry higher HOA fees covering amenity packages, and the resale pool is investors and second home buyers. Values track the vacation rental market.

Residential communities function like any other suburban subdivision. Lower fees, local resale pool, values tracking the regular housing market.

If you are buying to live there, buying into a short term rental community means neighbors who change weekly. If you are buying to rent, buying into a residential community may mean you legally cannot operate. Verify the zoning and the covenants in writing before you go under contract. This is the single most consequential thing in this market and it is the thing most often assumed rather than checked.

If you are buying to live there

Davenport gives you newer construction and more square footage per dollar than most of the Orlando metro. The tradeoff is the commute. Downtown Orlando is a real drive, and I-4 through this stretch is heavily trafficked, including tourist traffic that does not follow normal commute patterns.

Look closely at CDD assessments. Much of the newer development here carries them and they materially change your monthly cost.

If you are buying to rent

Confirm that short term rental is permitted at the parcel level, not the community level. Polk County and the individual associations both have a say, and the rules have changed over time.

Build a realistic operating model. Management fees, cleaning turnover, utilities, pool service, furnishing, and vacancy are all real. The gross rate is not the return.

Understand seasonality. This corridor’s demand tracks the attractions calendar, and that is a different pattern from a long term rental in a residential neighborhood.

The practical summary

Decide which of the two markets you are in before you start touring. Everything else follows from that, and the mistake we see most often is a buyer touring across both without realizing they are comparing different products.
