THE NEIGHBORHOOD
Where the seaplane base sets the visual anchor and the Harris Chain sets the residential rhythm.
THE STORY
Tavares sits in the centre of Lake County on the Harris Chain of Lakes, and its residential rhythm is shaped by boating and by the active-adult market. Alexander St. Clair-Abrams, a newspaper and railroad man from New Orleans, founded the town in 1880. A post office followed in 1883, and within a year there was a hotel, three stores, a sawmill and eight cottages. His ambition was for Tavares to become the state capital; it did not, but it was made the county seat of Lake County in 1887 and incorporated in 1919.
The seaplane base is the reason the city calls itself America's Seaplane City. Tavares Seaplane Base and Marina, FA1, sits on the Lake Dora waterfront inside Wooton Park, and as of 2024 it is the busiest seaplane facility in Florida. It anchors the small downtown visually and commercially, and the marina alongside it does the same for boat traffic.
The Harris Chain connects Dora, Eustis, Harris and Griffin, which is what makes boat-access property here worth what it is: a dock on the chain reaches four lakes rather than one.
The inventory runs from historic downtown cottages to lakefront estates to mid-century stock and newer active-adult communities. The mid-market draws Central Florida buyers alongside second-home purchasers from the Northeast and Midwest.
Tavares is served by Lake County Schools. For buyers the case is Central Florida lakefront below Winter Park and Windermere pricing, with a waterside culture the metro core does not carry. Turnover reflects a mature, second-home-weighted market.

Yes, two are gated: Deer Island and Royal Harbor. Deer Island in particular combines controlled access with Harris Chain water frontage. The historic downtown around Wooton Park and the seaplane base is an open waterfront core by contrast.
Tavares was made the Lake County seat in 1887 and incorporated in 1919, so you pay a city line on top of the county's. Because this is a second-home-weighted market, check whether the seller's homestead exemption is inflating the bill you are shown, since it will not transfer. Harris Chain frontage adds dock considerations.

Lakefront estates on the Harris Chain are boat-first ground, and a dock on the chain reaches four lakes rather than one.
