THE NEIGHBORHOOD
Between two suburbs, still holding onto its ranchette pattern and its rural rhythm.
THE STORY
Grant-Valkaria is the newest town in Brevard County. It incorporated on July 25, 2006, formed by joining two previously unincorporated communities, Grant and Valkaria, after a two-year effort by residents who decided the area should control its own zoning rather than leave it to the county. Lisette Kolar, Del Yonts and Dan Faden started that group and seven others joined it.
The town covers about 30 square miles south of Melbourne, between Palm Bay and Sebastian, with roughly three miles of frontage on the Indian River Lagoon. The Ais were the first inhabitants, and shell mounds near the lagoon still mark where they took clams, oysters, mullet and turtle. Early European settlement here was a fishing community rather than a citrus one.
Incorporation is the fact that matters most to buyers. The town formed specifically to hold down density, and the result is large lots, agricultural and equestrian parcels, and an absence of the subdivision product that fills Palm Bay immediately to the north.
Valkaria Airport sits inside the town and serves small general aviation aircraft, which is a genuine amenity for a narrow set of buyers and a noise consideration for others depending on the parcel. The Grant Historical House keeps the area's records.
The inventory runs from older frame houses near the water to newer custom builds on acreage inland, with riverfront and river-access lots forming a separate tier.
Grant-Valkaria is served by Brevard Public Schools. For buyers the trade is land and low density against distance from services, with the lagoon frontage carrying the top of the market.

The town covers about 30 square miles south of Melbourne, between Palm Bay and Sebastian, so this is a coastal-corridor address rather than an Orlando commuter one. Most buyers here work in Melbourne or Palm Bay to the north. Distance from services is part of the trade, so drive it once at the hour you would actually go.
Product here runs from older frame houses near the water to newer custom builds on acreage inland, with Indian River Lagoon frontage and river-access lots forming a separate tier. That lagoon frontage carries the top of the market, and the town's low-density zoning keeps subdivision product out.
Worth checking per address. Grant-Valkaria incorporated in 2006 specifically to hold down density, and the result is large lots, agricultural and equestrian parcels rather than the subdivision product that fills Palm Bay to the north. Privacy here leans on acreage and the Indian River Lagoon frontage. Name a parcel and we will confirm.
Grant-Valkaria incorporated on July 25, 2006, joining two previously unincorporated communities, so parcels that carried only the Brevard County rate before that now carry a town rate too. Because the town formed to hold down density, acreage and equestrian parcels may also carry agricultural classification. We confirm the current treatment.

Land and services drive the offer. On acreage inland, test the well and inspect the septic, and confirm legal access and zoning for your intended animal count. On riverfront and river-access lots, verify the shoreline, dock permitting and flood elevation, and get insurance quoted. Valkaria Airport sits inside the town, so check overflight against your specific parcel before you commit.
The roughly three miles of Indian River Lagoon frontage carry the top of the market and answer to water first. River-access lots without direct frontage are the tier below. Acreage inland is equestrian and agricultural ground, which is what the low density was protected for. Parcels near Valkaria Airport work for general aviation owners and need a noise judgement from everyone else.
The Indian River Lagoon gives the town roughly three miles of frontage for fishing, paddling and boating, and shell mounds near the water still mark where the Ais took clams, oysters, mullet and turtle. Valkaria Airport serves small general aviation aircraft, and the Grant Historical House keeps the area's records.
