Emerson Pointe is a residential community in Dr. Phillips, Central Florida.
Emerson Pointe is a small custom-home community in the Dr. Phillips area of southwest Orlando, with listing and county records showing houses completed between 2007 and 2014. Interior addresses run along Emerson Pointe Way, the single street that carries the plat, so vehicle traffic on it is generated almost entirely by the homes themselves.
The housing stock is detached single-family, built at estate scale rather than to a production floor plan. Recorded living areas run from about 4,024 to 5,322 square feet, generally in five and six bedroom configurations with four to six baths. Resales have closed between roughly $1,550,000 and $4,700,000, with a median near $1,975,000 and an average around $583 a square foot, which puts the community well above the surrounding price band.
The homeowners association bills quarterly. Recent assessments have been reported at about $1,122 to $1,139 a quarter, covering the entry, the common landscaping and shared area upkeep. The subdivision sits near the Bay Hill Golf and Country Club, and homes here have been marketed with Butler Chain of Lakes water frontage.
Emerson Pointe is served by Orange County Public Schools. The buyer case is a low-density address with unusually large recorded living area on the Butler Chain side of Dr. Phillips.
