THE NEIGHBORHOOD
Orlando's neo-traditional pattern on the old Navy base, with lakefront and Village Center as the anchors.
THE STORY
Baldwin Park occupies the 1,100 acres that were the Orlando Naval Training Center until the Navy closed it. The City Council voted to buy the base from the Navy on October 27, 1999 and sold it the same afternoon to Orlando NTC Partners. Construction began in 2001 and the first residents moved in during 2003, which makes this one of the youngest established neighborhoods inside the Orlando city limits.
The plan is New Urbanist rather than suburban. New Broad Street is the village center, a walkable retail and dining spine with residential above the shopfronts, and the grid runs out from it at a density Orlando rarely builds. Fox Street and Lake Baldwin Lane carry the parkland edges.
Three lakes came with the base: Lake Baldwin, Lake Susannah and Lake Spier. Lake Baldwin is the one that matters most to buyers, because the park ring around it is continuous and public. In a city where lakes are usually walled off by private lots, a lake you can walk the whole way around is a genuinely scarce amenity, and the Lake Baldwin Trail is the reason many buyers look here first.
The inventory runs from townhomes and courtyard homes near the village center to larger single-family and lakefront houses on the outer blocks, with condominium and apartment product mixed into the core. Because the whole neighborhood was built inside roughly two decades, the housing stock is uniform in age and condition in a way older Orlando neighborhoods are not.
Baldwin Park is served by Orange County Public Schools. For buyers the filter is usually distance to New Broad Street: a village-center address trades on walkability, an outer block trades on lot size, and a Lake Baldwin address trades on the water and the trail.

Orlando's City Council bought the base on October 27, 1999 and sold it the same afternoon to Orlando NTC Partners. Construction began in 2001, the first residents arrived in 2003, and the result is a New Urbanist grid built around New Broad Street.
Baldwin Park sits inside the Orlando city limits on the old Naval Training Center ground, so the downtown run is short by Central Florida standards. New Broad Street feeds out to the surrounding arterials, and most residents reach downtown without touching I-4. Bring us an address and we will time the actual run.

Worth asking per building here. Baldwin Park was built as a New Urbanist grid on the former Orlando Naval Training Center, with streets and the Lake Baldwin park ring deliberately public and connected. Individual condominium buildings handle their own entry. Tell us which building matters to you and we will check.
Baldwin Park sits inside the Orlando city limits, so both a city rate and an Orange County rate apply. Because the whole neighborhood was master-planned on the former Naval Training Center, expect association assessments covering the New Broad Street commons and the Lake Baldwin park ring. We read the actual assessment schedule with you.

The housing stock is uniform in age, so the usual era-by-era inspection spread does not apply here. What does matter is the association: read the assessment schedule and reserves covering the New Broad Street common areas and the Lake Baldwin Trail ring, and confirm what the courtyard and townhome products cover versus the detached blocks. Garage-off-the-alley layouts also change the parking question.
Distance to New Broad Street is the usual filter. A village-center address trades on walkability to the shopfronts, an outer block on lot size, and a Lake Baldwin address on the water and the trail. Lake Susannah and Lake Spier offer quieter frontage than Lake Baldwin, without the continuous public park ring.
Three lakes came with the base: Lake Baldwin, Lake Susannah and Lake Spier. Lake Baldwin is the one buyers ask about, because the park ring around it is continuous and public and the Lake Baldwin Trail runs the whole way around. In a city where lakes are usually walled off by private lots, that is a scarce amenity.
