Alabama Oaks Homes for Sale

Alabama Oaks is a small platted subdivision on the south shore of Lake Maitland in Winter Park, recorded in the Orange County plat books at Plat Book 8, Page 110. It is one of the older recorded plats in this part of the city, and the plat itself is unusual: a tract on the north side of Alabama Drive is designated on the recorded map as a private park, an interest that runs with the platted lots rather than being dedicated to the public.

Alabama Drive is the spine the plat is built around, and the lots read as a lakefront street rather than a subdivision with an interior loop. The tree canopy along the street is mature live oak, which is where the plat name comes from. Housing along the corridor is mixed rather than uniform: detached houses on deep lots sit alongside a small number of low-rise attached residences, including the 1921 Mediterranean Revival building that opened as the Alabama Hotel and was later converted to condominium residences.

Lake Maitland is part of the Winter Park Chain of Lakes, so shoreline lots here reach the navigable chain by boat.

Alabama Oaks is served by Orange County Public Schools. It is a fit for a buyer specifically shopping the south Lake Maitland shoreline, where the supply of lots is fixed and turnover is thin.
