THE NEIGHBORHOOD
The medical-city thesis that turned into a working residential pattern in a decade.
THE STORY
Lake Nona occupies a large stretch of southeast Orange County, between Orlando International Airport and the St. Cloud line. The community is master-planned in the truest sense: the residential pattern was engineered around what the developers called Medical City. UCF's Health Sciences Campus, the Nemours Children's Hospital, the Orlando VA Medical Center, and a growing cluster of biotech infrastructure sit near the center. The residential inventory grew outward from that spine.
The residential registers here are all relatively new. Laureate Park is the walkable downtown-adjacent core; Isles of Lake Nona and Nona Vista carry lake-view estates; Villagewalk and Enclave at VillageWalk fill in the mid-density register. Amenity infrastructure is heavy across the master plan: several golf courses, a sports and performance village, and a fiber network built into the residential fabric.
Lake Nona is served by the Orange County Public Schools district. For buyers, the community offers one of the newest inventory pools inside the Orlando metro plus a workday-adjacency profile most Central Florida submarkets do not carry. The tradeoff is master-planned rhythm: architecture, HOA governance, and streetscape all read as a single design decision.

Lake Nona sits between Orlando International Airport and the St. Cloud line, and its defining commute fact is that many residents do not have one: Medical City puts UCF's Health Sciences Campus, Nemours Children's Hospital and the Orlando VA Medical Center within the community. Airport proximity is the other advantage. Bring us an address and we will time the actual run.

Yes, extensively. Lake Nona Golf and Country Club, Lake Nona Estates, Eagle Creek, Isles of Lake Nona, Storey Park and Village Walk are among the eight gated communities here. Laureate Park, by contrast, was designed as the walkable core, so it reads open rather than gated.
The Orange County rate is the smaller part of the picture here. A community engineered around Medical City, with several golf courses, a sports and performance village and a fiber network built into the residential fabric, funds that through assessments and dues attached to the property. Those decide affordability, and we itemize them.

Two things to settle before you write. First, the assessment: Laureate Park, Isles of Lake Nona, Nona Vista and VillageWalk sit on different schedules, so read the one attached to your address rather than a community-wide figure. Second, the master-planned rhythm, where architecture and streetscape read as a single design decision. Confirm what the fiber network and the sports and performance village actually include, and check the builder warranty, since the stock is new.
Laureate Park is the walkable core and the shortest trip into Medical City. Isles of Lake Nona and Nona Vista carry the lake-view estate product. Villagewalk and Enclave at VillageWalk hold mid-density at a lower entry point. Whether you weight the golf courses or the sports and performance village follows how you actually spend weekends.
Amenity infrastructure is heavy across the master plan: several golf courses, a sports and performance village, and a fiber network built into the residential fabric. The lakes give Isles of Lake Nona and Nona Vista their frontage, and the whole plan was laid out with trails and open space rather than retrofitted with them.
