THE STORY
College Park sits northwest of downtown Orlando, on ground that was citrus grove and rail siding before Walter Rose platted Rosemere in 1921 and began naming streets for universities. Princeton, Harvard, Yale, Columbia and Cornell still run through the grid, and they are where the neighborhood gets its name.
Edgewater Drive is the commercial spine, laid over what was once the Old Apopka Road. It carries an independent retail and dining pattern that is uncommon in metro Orlando, and it is walkable in a way most of the region is not. Dubsdread Golf Course opened on the western edge on December 7, 1924, built by developer Carl Dann after he broke with the Orlando Country Club. Dann platted the houses around it as Golfview Heights and named those streets for the game: Brassie Drive, Niblick Way, Bunker Place, Putter Street, Mashie Lane, and Par Avenue.
The inventory runs from pre-war bungalows and Craftsman cottages on the shaded blocks to mid-century ranches and renovated Mediterranean-revival homes. Lake Silver, Lake Ivanhoe and Lake Concord hold the larger lots. Dartmouth Park, laid out in 1948 between Dartmouth, New Hampshire, Westmoreland and Edgewater, is the green center of the grid.
College Park is served by Orange County Public Schools. For buyers the filter is usually the block: an Edgewater-adjacent address trades on walkability, a Golfview Heights address trades on the course, and a lakefront lot trades on water. Turnover is limited by the near-absence of new construction, so most transactions are renovation-cycle resales.

You are almost always buying a renovation-cycle resale rather than new construction, so the question is what the last renovation actually covered. Pre-war bungalows and Craftsman cottages need the roof, panel, plumbing and any permit history read carefully, and a renovated Mediterranean-revival house needs the permits behind the work. Mature canopy is part of the value here, so have significant trees assessed before you commit.
