Emerald Island Resort is a guard-gated vacation-home community southwest of Walt Disney World, built by Park Square Homes between 2002 and 2006. It sits in Kissimmee, and its entire design assumes short-term rental use rather than year-round residence.

That assumption shows in what the association covers. The HOA runs 24-hour guarded entry, a full clubhouse with concierge, two heated pools, a tiki bar, a fitness centre, a sauna, tennis, volleyball and basketball courts, playgrounds, nature trails and all common-area maintenance. Dues run about $262 a month, and unusually they include cable television and internet.

The financial detail that matters most here is what is absent. Emerald Island Resort carries no Community Development District assessment. Most of the newer resort communities around Kissimmee layer a CDD charge on top of HOA dues, so a buyer comparing monthly carrying costs against a newer resort is not comparing like with like.

The housing is a single build era, which keeps the stock consistent: townhomes and single-family homes from the 2002 to 2006 window, most with private pools, laid out in phases across the site.

Emerald Island Resort is served by Osceola County Public Schools, though the buyer pool here is predominantly investors and second-home owners rather than families zoning for a school.

For buyers the case is a short-term-rental address inside a guarded resort with a fixed amenity package and no CDD, at a lower monthly carry than the newer resorts nearby.
