THE NEIGHBORHOOD

A residential barrier-island town, quieter than the beachside markets to either side.

THE STORY

Named for the river on one side and the ocean on the other.

Indialantic began as one man's land purchase. Ernest Kouwen-Hoven moved to Melbourne in 1915 and bought a strip of beachside land lying between the Indian River Lagoon and the Atlantic, and he named the place for both of them. The town formally incorporated in 1952.

Getting to it was the first problem he solved. Kouwen-Hoven started building a wooden bridge across the Indian River from Melbourne in 1919 and finished it in 1921. That crossing carried traffic for more than sixty years, until the current high-rise Melbourne Causeway replaced it in 1985. The causeway is still the town's only practical connection west, and it is the line that separates beachside pricing from mainland pricing.

The Indialantic Casino went up in 1923 in what is now the southwest corner of James H. Nance Park at 201 North Miramar Avenue on SR A1A. The town has kept its beachfront and boardwalk in public hands, which matters more than it sounds: on much of Florida's coast the equivalent frontage was sold off, and here it was not.

The inventory is constrained by the island. Ocean-side and river-side lots form separate top tiers with a narrow interior grid between them, and the stock runs from period beach houses through mid-century construction to newer infill on the few remaining parcels.

Indialantic is served by Brevard Public Schools. For buyers the case is a small barrier-island town with public beach access and a fixed supply of addresses, which is why turnover is slow and pricing holds.

Frequently Asked

What buyers ask about Indialantic

What is Indialantic known for?

Indialantic began as one man's land purchase. Ernest Kouwen-Hoven bought a strip of beachside land lying between the Indian River Lagoon and the Atlantic in 1915 and named the place for both. The town has kept its beachfront and boardwalk in public hands, which matters more than it sounds: on much of Florida's coast the equivalent frontage was sold off, and here it was not.

What's the commute like from Indialantic to downtown Orlando?

The Melbourne Causeway is the town's only practical connection west, and it is the line that separates beachside pricing from mainland pricing. Kouwen-Hoven's original wooden bridge carried traffic from 1921 for more than sixty years until the current high-rise causeway replaced it in 1985. Every mainland trip crosses it, so plan around that single crossing.

What types of homes are available in Indialantic?

The inventory is constrained by the island. Ocean-side and river-side lots form separate top tiers with a narrow interior grid between them, and the stock runs from period beach houses through mid-century construction to newer infill on the few remaining parcels.

Are there gated subdivisions in Indialantic?

We would confirm that per street. Indialantic is a small barrier-island town of period beach houses, mid-century construction and limited infill on a narrow interior grid, and it has kept its beachfront and boardwalk in public hands, which shapes the whole street pattern. Tell us the address and we will check.

What's the property tax rate in Indialantic?

Indialantic formally incorporated in 1952, so a town rate applies alongside Brevard County's. Two things matter more to the monthly number. Supply is fixed by the island, so a long-held property can reassess sharply on sale. And coastal wind and flood insurance typically exceeds the tax line. We quote all three.

What should I know before making an offer in Indialantic?

Coastal diligence comes first. Get wind and flood insurance quoted before you are committed, and check the elevation certificate, since the island is narrow. Inspect period beach houses for salt-air effects on roof, windows and structure. Confirm what public beach and boardwalk access is nearest your parcel, because the town keeping that frontage in public hands is part of what you are paying for.

Which pockets inside Indialantic fit different priorities?

Ocean-side lots trade on the Atlantic and beach access. River-side lots on the Indian River Lagoon trade on quieter water, boat access and sunsets. The narrow interior grid between them is the entry onto the island. Proximity to James H. Nance Park, where the 1923 Indialantic Casino stood, puts the public beachfront within a walk.

What outdoor amenities are nearby?

The town's beachfront and boardwalk are in public hands, which is the amenity buyers actually pay for here. James H. Nance Park on SR A1A holds the corner where the Indialantic Casino went up in 1923. The Indian River Lagoon on the west side gives paddling and boat access, with the Atlantic surf on the east.
